We’re thrilled you’ve chosen to visit us! Our Happy Place at Olivia Beach is within a quaint beach cottage community in the historic Nelscott district of Lincoln City dedicated to family fun. Enjoy strolling through the classic Nantucket style neighborhood of custom built homes, with no two alike. Our Happy Place is your home away from home! A delightful beach house with three bedrooms, one downstairs and two upstairs, two and one-half baths, a Carriage House game room over the detached garage, and a hot tub on the deck connecting the two buildings. KEY CODES

You’ve been given your very own four digit door code good for the length of your stay that works on both the front and back door Schlage deadbolt keypads which are on the door itself. To enter, simply enter the code. You’ll hear the deadbolt slide and a green check mark appears on the bottom corner of the touch pad. Once inside, you may manually lock the deadbolt. After exiting the house, please push the lock icon on the keypad. Again you’ll hear the deadbolt slide shut. Please try the door handle manually to make sure it has locked. NOTE: putting in the wrong code 3 times will automatically shut down the system for several minutes.

PARKING

Unfortunately Lincoln City does not allow street parking on our side of SW Beach Avenue and has signage indicated this. Kindly drive to the back of the house using the alley accessible on SW 26th Lane, two houses down. There are 3 spaces in the alley behind the house. One in the garage, 2 on the white shell paved space below the back deck.

PETS-NOT ALLOWED-please do not not break this rule. We can see them on exterior security cameras and will result in immediate communication from management.

NO SMOKING

No smoking of any kind. This includes marijuana and vaping inside or outside the property including decks and porches. We do have detection devices. Let’s enjoy breathing in the clean, cool ocean air.

HEAT

The first floor living room, kitchen and dining areas are all heated by the fireplace. It’s really all you need to keep the area warm and cozy! You’ll find the thermostat on the wall at the bottom of the second floor staircase near the downstairs master suite. All bedrooms and the Carriage House have floor level wall heaters. The bathrooms have floor heaters. Please keep the area near the heaters clear and do check to make sure the heaters are off and the fireplace thermostat is lowered at the end of your visit. Thank you!

HOT TUB

It’s wonderful! Comfortably fits four. Enjoy, but observe the mandatory nightly “quiet time” rule of no hot tub jet use, loud outdoor music and activities from 8pm-8am. This is a quiet residential neighborhood with full-time residents. Yes, the hot tub cover can be completely removed for even more room.

WALKING AROUND

Please wear footwear at all times outdoors. Take wipe off footwear before going inside. The crushed shells in the parking spaces and walkways tend to stick to the bottom of shoes and sneakers and may scratch floors. Thanks!

THE BEACH

Just a short, pleasant 5 minute stroll out the back door through charming pathways, a family park, and a boardwalk through the quaint neighborhood leading to the beach stairway.

CARRIAGE HOUSE

Kids, ‘tweens and teens love it! Separate from the main house, but just steps away. While parents enjoy a little quiet time, the kids get their own space. Besides games, there’s a dedicated workspace.

SECURITY

This is a very safe family neighborhood. We do have cameras installed outside the house in the parking area, sides of the house and ring doorbell on the front porch, extra lighting in the parking area as well as neighborhood security patrols after dark. There are no cameras in the hot tub area for your privacy.

No smoking anywhere inside or outside on decks and patios.

No pets-please do not bring them. We will see them on camera.

No parties or events. This is a quiet, family friendly neighborhood with year round residents.

Quiet time 8pm-8am. No loud outdoor outdoor conversation during these times.

CHECKING OUT

Check out time is 10am. Later check outs may be available for an additional fee. At the end of your visit, please make sure all wall heaters are turned off and the thermostat for the fireplace lowered. Please return the hot tub, carriage house keys and garage door opener to the key rack. Please make sure the hot tub is covered and all trash deposited in the barrel near the parking spaces.
